Final Application Project

​The Project 
Refer to the accompanying floor plans for a multi-use dwelling. The owner of a residential duplex at 
26 West Erie Street in Albany, New York, is selling his property to an entrepreneurial couple.  Bill & 
Wendy Smith are in their 50’s. Their children have moved out – therefore it was felt it might be a 
good time to “downsize”. Additionally, in preparation for retirement Wendy and Bill have started a 
small business of their own to supplement an early retirement income. This duplex is zoned for 
both residential and commercial so they thought it would be an ideal purchase. The property is 
located near extended family (especially their children) and long-time friends. Therefore, 
companionship and support is available for their goal of aging-in-place for as long as possible.  
The couple likes to entertain friends and family, and anticipate having many gatherings at their 
home.  
The Smith’s have worked with an architect to modify both spaces to better suit their needs arriving 
at the attached space plans. In addition to the construction changes, extensive finish renovations 
will also be required before moving into either space. 
You have been contracted by the Smiths to provide complete finish selection and specification 
(including quantity estimates) for all rooms/areas in each of these units.  The ceiling height at each 
space is 8’-6”.  The clients will be working with their nephew, who is a general contractor, to 
procure and install the specified materials.
